Measure the four walls in the room with a tape measure to find the midpoint. Snap a chalk line between the marks from two opposite walls. From the center point, use a carpenter square to establish a second perpendicular chalk line. Snap a second chalk line perpendicular to the first.
To get a perfectly square corner, you want to aim for a measurement ratio of 3:4:5. In other words, you want a three-foot length on your straight line, a four-foot length on your perpendicular line, and a five-foot length across. If all three measurements are correct, you'll have a perfectly square corner.
Use a chalk line across the floor in several places to find the high spots. Lay the first tile on a high spot and use a level to check that it is level. After that, use more or less thinset under each tile along the way so that it is level with the preceding one.

It's always advisable to start tiling your grid in the centre of the wall, as it's easier to make sure your pattern is symmetrical. It also means any half-tiles you may need can go at the end of each row and will be of matching size.

Caulking is the cheapest and easiest method for finishing tile edges. Caulk provides a waterproof seal and is recommended for tiles with edges that already have a finished appearance, such as mosaics, tumbled stone, glass and some porcelain tiles. Install and grout all the tile, including the edge pieces.
Work down the wall to the bottom tile and ensure it's at least half the tile, if not, rearrange the pattern using the batten. Once happy, use a spirit level and draw a straight line across the wall. Use this baton as the starting point to tile up from to prevent the tiles from moving.
For a chalk line to provide perfectly straight lines, you must pull it tight. Think of this like a string on an archery bow: not so tight that it breaks, but tight enough that it will give a good snap. Once pulled tight, hold the string against the surface at your mark.
After mopping your floors, use a dry microfiber mop pad or cloth to go over the area. This will help remove any remaining streaks. It may sound contradictory, but this dry pass is essential for a streak-free finish. The key is to avoid letting water sit on your floors for too long!

Caulk The Edge
Materials like glass tumbled stone, and porcelain has naturally-finished edges that may not require a separate edge piece to integrate or create a polished and cohesive look. So, in such a case, all you have to ensure is to edge the tile to the end and simply caulk the edges.
While both options provide a finished edge to a tiled surface, Schluter is typically more durable and easier to install. However, Schluter can be more expensive than bullnose tile and may not be available in the same variety of colors and finishes.
The first non-rectified or pressed tile back has a regular border around the edges. This non-rectified tile has a regular outline around the edges. Compare that to the rectified tile below where the regular border isn't present on the side where the cutting or grinding took place. This is a tell-tale of rectification.
After laying the tiles, apply grout between the tile lines if you're working with natural stone. Don't put grout in the corners, though. Instead, fill in the corners with caulk or another finishing piece, like tile molding.
Tessellation is when shapes fit together in a pattern with no gaps or overlaps.
Tile spacers allow you to keep your floor level and ensure that each tile is properly grouted with the right amount of product. If your tiles are too close together, you risk damage if they expand. They could also become dislodged or chipped. Spacers provide a more secure, durable surface.
While the patterns for a tile can depend on personal preference and the general layout of a room, you're likely to cut down on waste by selecting a straight pattern. It's easier to plan the number of tiles you need, and you're more open to sizes and shapes.
Unless the design is specifically meant to look rugged, uneven, or is a mosaic pattern, then crooked tiles are the first sign of a bad tiling job. Crooked tiles occur for several reasons – for example, grouting may be uneven or the installer may have neglected the use of tile spacers when allowing the grout to set.
Usually, no cuts smaller than half size should be made. Make all cuts on the outer edges of the field.” Normally, common sense would tell you not to install a lot of small pieces into the installation which would look bad and reflect poorly on the installer.
