The Drawbacks of Seal Coating
One is that it can be messy and difficult to apply evenly. It's also important to note that sealants will not repair significant damage to your driveway; they will only protect it from further damage. If your driveway is damaged, you'll need to have it repaired before sealcoating it.
He added that sealing a driveway could yield unwanted consequences: Oil from the bitumen (the black glue that holds the asphalt together) will be tracked into the home, or the sealant could wear away unevenly, making the surface look as if it's peeling.
Sealcoating protects and prolongs the life expectancy of asphalt pavement by filling surface damage and providing a protective layer to keep out damaging UV rays, vehicle fluids, and water. The low cost of regular sealcoating can save you money in the long run.
How often do I need to reseal my asphalt driveway? We recommend that you have your asphalt driveway resealed every 2-3 years at maximum. Waiting any longer could result in faster deterioration of your pavement. And doing it too often (i.e. annually) could result in chipping and flaking.
While we still recommend those with cracks developing try to get their asphalt seal coated before it gets too cold, spring is really the best time for seal coating. It means your driveways and parking lots look great for the entire year, and warm spring weather is the perfect temperature for a well-set coat.
Sealcoating is not designed to be an asphalt crack filler, it is made for sealing the surface and protecting it from the elements such as UV light, salts and oils. It is not flexible enough to fill a crack without re-cracking and it does not have adhesion quality's that Asphalt Crack Filler has.
Once the asphalt cracks, water and/or car fluids can seep in and create pools of water underneath the surface. This will lead to more cracking and further damage. Sealcoating will protect against fading, and can even improve the appearance of your asphalt.
Extends pavement life.
The combined impact of all these things that sealcoating does to a pavement is that it extends pavement life. A well-constructed asphalt pavement can last well beyond 15 years when properly maintained. And sealcoating is an essential part of that maintenance process.
Rain can wash away all of the hard work that you put into your driveway. The sealer will be washed away by the rain if you don't wait long enough for it to dry.
When applied under ideal conditions, you can walk on a sealcoated pavement three hours after application. But if you want to drive on it, then you have to wait a minimum of 12 hours for it to dry and cure.
Driveway sealing can protect your investment. The bottom line is that sealcoating and proper maintenance for your driveway can prevent small cracks from turning into big ones and keep water from seeping into the base material.
Jetcoat 10-year
10 years, however, is a long, long time and it's how long you'll have in between coats if you get Jetcoat's 10-year sealant. This long-last sealant is designed to last, with a patented formula that'll cover your driveway for 10 years.
Rain and Sealcoating
Sealcoating application and drying do not pair well with rainy or even misty conditions. Rain prevents the coating from drying. Depending on how heavily the rain falls, it could also wash away the sealcoating from the surface before it has had enough time to dry.
Not sealing it will only make it more susceptible to damage from the elements and other things. Sealcoating can effectively protect your driveway from rain, hail, snow or oil. It will give you a water-resistant surface, protecting you from the elements. Your driveway is also protected from the sun's damaging UV rays.
Industry standards recommend that you wait one year or go through one winter before you seal coat a new driveway. How often should I seal coat my driveway? Industry standards recommend every two years; allowing the sealer to wear away before you reseal the driveway.
Once cured, a sealcoat should be applied promptly to protect asphalt from sunlight, extreme temperatures and other preliminary threats. After the initial seal, asphalt should be resealed once every three to five years.
How many coats of sealer should be applied? Low Traffic such as a typical home driveway, 1 coat is sufficient. Moderate Traffic on a parking lot, 2 coats with a third coat on the entrance and exits. Heavy Traffic 2 coats with a third coat on all travel lanes and roadways.
Gardner Drive Seal 10 Driveway Filler Sealer
When reducing downtime is important, this fast-drying asphalt sealer can be an excellent choice. Gardner Drive Seal can be walked on in as little as 1 hour after application and driven on after 24 to 48 hours. It contains UV inhibitors for added durability.
Sand and gravel provide better traction on sidewalks and asphalt that may freeze during cold weather. Unlike deicing products, they do not melt the ice, but allow you to walk safely on the surface. The grains of sand and small stones prevent falls and a simple cleaning in the spring will be enough.
You'll get the best results if you take the time to repair cracks in the surface of the driveway before applying a final coat of sealant.
Surface Cracks
They are almost always caused by sealer being applied too thick. Surface cracks will always still be visible after sealcoating.
Filling Cracks
As we noted above, filling in cracks costs between $1 and $3 per linear foot. However, a professional will charge a minimum service fee to diagnose and repair asphalt driveways. And so, you'll pay an average of $100 to $400 for crack repair on your whole driveway, depending on the severity.
