A poorly built Gunite pool certainly has the potential to crack. But a properly built Gunite pool can and should last for 100 years or more, with no risk of cracking whatsoever. We've been building Gunite pools for more than 40 years (more than 4000 swimming pools), and we've never had one crack yet.
Concrete (gunite & shotcrete) is a very strong material but not flexible. Just as soil movement causes a house foundation to crack, it can cause a pool to crack or shift.
On average, gunite swimming pools last 7 to 10 years before they need to be resurfaced. When that time comes, it's important to know what options are available so that you can pick the best choice for your backyard space.
Although rare, and affecting less than 1% of all pools, concrete pools can crack. If it happens at all, it usually happens within the first year, as a result of shrinkage, settlement and/or subsidence. Pools can also crack when they are simply not built correctly, as shown in the list above.
When a gunite pool is left empty, its hydrostatic valve allows water beneath the pool to drain into the pool itself. Without a hydrostatic valve, an empty gunite pool may float on top of the underground water. All or part of an empty pool may pop out of the ground several inches or several feet.
Custom Gunite pools are very durable. Among the different types of in-ground pools available today, Gunite pools last the longest and have the best warranties. This should be taken into account when considering the higher cost of Gunite pools. You'll get many more years of use from a Gunite swimming pool.
Small superficial cracks are called check cracks or crazing. This is normal due to the cement shrinking or flexing of the supporting structure, and should not be considered a deficiency. The most common cause for crazing is if the pool is finished on a hot, dry or windy day, or if it took too long to fill the pool.
Gunite pools are incredibly durable and do not require a liner. This allows the pool to look better and retain its shape over time. One of the main disadvantages of a gunite pool is the time it takes to install the pool from start to finish.
Gunite (concrete) is the day on which most people say their pool begins to take shape. While gunite only takes a day on average to install, this process needs three to four weeks for sufficient curing. During this curing process, several other phases of the project will ensue.
A common cause with pool cracks is from too-thin gunite used during the installation process. During the construction process, the gunite might not adhere properly to the steel framework. When this occurs, the gunite “rebounds,” or bounces back after application. Rebound gunite should be removed and thrown away.
“When we see a structurally cracked pool, it's usually pretty obvious. It's a crack running either down the side of a pool from the tile or through the bottom coping down the walls, across the floor, in corners, and very often, it's opened up enough that it can leak and bring water in.
What causes a shotcrete pool to crack? Although it is a rare occurrence, shotcrete pools can crack. While usually happening within the first year, cracks can be due to shrinkage, settlement, improper engineering and design, or poor technique.
A pool leak isn't typically an easy-to-find issue but they most commonly occur in corners, at the tile line, near pipe openings, around lighting or at the throat of the skimmer.
If your pool lost water overnight and it is more than the quarter-inch due to evaporation, you probably have a leak. Evaporation accounts for a minor amount of water lost each day. Losing a half-inch or more overnight indicates a problem.

Losing more than ½” of pool water per day indicates you likely have a leak in your pool's structure or your pool pump system. You should call your pool service for a thorough leak inspection. You might not be able to keep up with refilling your pool at this point.
Gunite and concrete pool repair costs about $75 per linear foot for small cracks. Large spiderweb cracks, divots and bulges are much more at $700 to $1,000 for a 150-square-foot pool.
Pool Skimmer Leak Problem: Inground gunite pools can develop a crack where the plastic skimmer meets the concrete pool wall. There are two ways to install a pool skimmer when a gunite pool is built.
Pool Putty repairs can last many years, or can be redone as needed. Replacing the skimmer on an inground pool is a big job, and will cost at least $1000!
Durability. Gunite generally lasts longer and maintains a higher quality than shotcrete. For instance, gunite tends to dry faster than shotcrete, leading to a much smoother surface and avoiding significant cracks from shrinking. Gunite can also withstand up to 9500 psi, a much higher psi than shotcrete.
Unlike concrete, when building gunite pools, you can stop and start without any problems, which will help give a smoother finish. With a skilled nozzleman, the mix of cement and water can be adjusted at the point of delivery as required, while it is also less prone to cracking than concrete.
Many swimmers and children find the rough bottom in a gunite pool to be very abrasive and uncomfortable. It is not uncommon to scrape and or irritate your feet if the swimmer is in the pool for long periods of time and sitting on the pools steps or benches will certainly snag a swim suit.
