Builders do not like to have to paint walls edge to edge, so they use flat paint. During the building process, there are many trades that come into the home and damage the paint job. This makes it easier to fix.
Avoid using eggshell paint in high-contact, high-traffic areas such as door and window trim, baseboards, cabinetry, and doors. It's best to use semi-gloss paint in these areas.
Eggshell Paint
Eggshell finish, perennially popular with professional and DIY painters alike, has a low-sheen reminiscent of flat or matte, but it is infinitely more durable than its namesake.
Professional painters frequently utilize premium paints, such as Benjamin Moore and Sherwin-Williams, for their work. Sherwin-Williams is widely regarded as one of the top paint brands, providing a broad range of premium quality paints, including environmentally friendly options.

Newly plastered walls need sealing in the same way as your ceiling or drywalls: they should have a stabilising primer layer first, before they're applied with at least two coats of paint. A previously painted wall should also have at least two coats, without the primer layer first.

What is Builder's Beige? Builder's Beige is the generic colour that most new homes come with. It usually is the colour that a builder uses for an entire subdivision of homes. These colours may actually have sophisticated sounding names but they are just different shades of builder's beige.
Emulsion Paint
Emulsion paints are the most commonly used paint for interior walls. They are water-based paints, which makes them smooth to apply, dry quickly, and have low odour. That makes them ideal for painting almost any room in a house. Emulsion paint has an option of matte, satin, or glossy finishes.
Contractor-grade paints are also the paint of choice for many environments where frequent re-painting is planned (such as businesses or schools). Premium-grade paints are preferred for re-paint work or for any use where increased durability or increased longevity is desired.

Some walls, in new houses, are not as sturdy as you may think – with the weight of the TV and the bracket, it's best to attach them to a solid construction rather than a stud wall. You also need to check that there are no electrical wires hiding in the walls before you start drilling.

Eggshell paint works great in bedrooms and living rooms.
It's closer to matte than satin and is wipeable.
However, if satin or eggshell is used, those spots generally cannot be touched up, so the entire wall has to be repainted. This is not cost-effective for the general contractor, the painters, or the homeowner. Therefore, builders use low-grade flat paint we painters refer to as builder-grade flat.
