An air admittance valve leaving behind clogs and sewer odor is faulty, so be sure to find your receipt if you still have it and take the valve back as soon as you see that it is not working. Also, make sure that the air admittance valve is not itself clogged, as that can sometimes be an issue.
Sometimes unwanted smells may be emitted, gargling sounds may occur or wastewater comes up from the soil pipes into the sink. All of which are signs that there may be an issue with the air admittance valve.
An air admittance valve is a mechanical 'rubber' check valve for air. The 'rubber' WILL fail eventually - one month or 20 years, who knows, but it WILL fail. When it fails sewer gas WILL BE ADMITTED into your home. Best practice (regardless of code) is piping vent to atmosphere. But, it is your home.
Signs of a clogged or blocked vent include gurgling sounds from drains and toilets, slow-draining fixtures, foul sewer odours around sinks and drains, decreased water pressure, and bubbles coming up through the toilet bowl. A clogged vent pipe prevents proper airflow and allows sewer gas to back into the home.
Air admittance valves have a typical life expectancy of 20-30 years, so if you start to have issues with sewer gases or smells being released around your sink or in the attic-wherever installed- the air admittance valve could be faulty or failed and should be replaced as soon as possible.
The main problem with using an Air Admittance Valve instead of a Soil Vent Pipe, as discussed earlier, is that by preventing the gases from escaping through the top of the soil stack you are causing them to be forced down into the main drains and sewer system instead.
In order for a liquid to come out, air must come in. All DWV plumbing systems require at least one vent penetration through the roof line, which allows air to enter the system, while also permitting sewer gas to escape.
If you notice that your bathtub or sinks are draining slowly, it could be happening due to poor venting. If the vent has a clog or blockage, it will disrupt the pressure in the plumbing system. With too much pressure in the pipes, the water will not be able to flow freely through the drain pipes.
Debris blocking the vent won't allow air to get inside and push the water out of drainage pipes. Any drain in your home that takes forever to drain can be due to a blocked vent. This can be your bathtub or shower drains, sink drains, or toilets.
How do I know if the AAV is working? The most accurate way to test an AAV is by using a manometer. However this may not be readily available. Another way is performing a field test in a cup of water, Place the air admittance valve (AAV) in a cup as shown here, on page 4.
The short answer is a minimum of 200mm above any water entry point. So if you imagine your soil pipe run, then durgo valve / AAV must be fitted above the highest connection to the soil pipe from any sink, bath or toilet that is connected to it.
Studer vents are certified to reliably. However, anything mechanical can and will fail. Few manufacturers claim they are better for 500,000 uses (about 30 years of use). The United States manufacturers provide warranties that range from one year to a lifetime.
Providing it is fitted correctly, there is little that can go wrong with an air admittance valve and this will be largely due to the valve malfunctioning or failing over time.
It must be located a minimum of 4” above the horizontal branch drain, 6” above any insulation material and within 15 degrees of vertical.
Plumbing vent cleaning costs $100 to $200 on average. Signs stacks aren't venting include bad odors, slow drainage, gurgling noises, or when someone flushes a sink and another sink makes a noise. Using an open cover or screen at the end of the vent pipe prevents debris from clogging.
If your plumbing vent is clogged, the vacuum inside the pipes can cause water to get trapped inside of them instead of draining out through your sewage line. Since the water has nowhere else to go, it will eventually start to back up inside your sinks and drains.
To see if the AAV is working properly, take the valve off and shake - if you shake hard enough you should hear the diaphragm rattling. If you hear no noise the AAV may have failed. Additionally, smelling sewer gas is another sign that the AAV has failed in the open position.
Gurgling Noise: Unusual gurgling noises emanating from your plumbing fixtures, especially after flushing the toilet or draining the sink, can indicate a vent blockage. Gurgling toilets and drains are a result of air being trapped in the plumbing system, struggling to find an escape route.
Sometimes you may find that even with an air admittance valve, there are still clogs and a sewer odor. While this is rare, it is possible. Remember that these valves should last anywhere from 20 to 30 years, so if they are only lasting for a couple of years, there may be some problems that need addressing.
This is because most air release valves seal around 25 – 30 psi unless a special soft seat is provided. So when the pipeline is filling and pressurizing, your air valve is exhausting both air and water into the exhaust pipe.
