Every project has different environmental factors to consider, but I still suggest using the 50-degree rule as a safe guideline. Choosing to seal concrete at temperatures below 50 degrees substantially increases the risk of premature sealer failure.
After discussing the factors you need to look for and the regional location of the project, in broad terms, Spring is in fact the best time of year to seal concrete. With its moderate temperatures and humidity levels, it tends to provide ideal conditions for the application and curing of sealers.
When should a driveway be sealed? You should have sealer applied as soon as your concrete slab or decorative surface has set and cured. Always read the product information for specific application instructions.
Apply sealer in the early morning or early evening depending on the location of the concrete. Avoid applying sealer to concrete in direct sun, especially countertops.
Penetrating sealers usually fully cure in 24 hours with topical sealers generally taking up to 48 hours to fully dry.
In order to properly seal your concrete, then, you must clean the surface of the substrate before applying a concrete sealer of any variety. The easiest and most effective way to clean the concrete will vary depending on the condition of your concrete and whether it has been treated with chemical stains.
While the advantages outweigh the negatives, there are some disadvantages that you should keep in mind before sealing your concrete driveway. Sealant can make the surface slippery. Sealants tend to dry down with a glossy or semi-glossy sheen that can be quite slick, especially when wet.
The Drawbacks of Seal Coating
There are some drawbacks to sealcoating, however. One is that it can be messy and difficult to apply evenly. It's also important to note that sealants will not repair significant damage to your driveway; they will only protect it from further damage.
But if you want to drive on it, then you have to wait a minimum of 12 hours for it to dry and cure. If it's overcast or if rain is in the forecast, then the drying and curing process will definitely take much longer. For optimum results, we recommend that you use your driveway 48 to 72 hours after sealcoat was applied.
Applying sealers to your existing concrete is best done in the fall months of September or October but if you haven't got around to it yet, it's not too late. Some sealers can even be used when the outside temperatures reach as low as 20 degrees Fahrenheit. To apply your sealer make sure the concrete is completely dry.
The best time to sealcoat your driveway is during summer when the temperature is above 50 degrees Fahrenheit. It's not advisable to seal coat in the winter as the colder season will negatively affect the performance of the sealer. The sealer may not bond with the asphalt or will not cure correctly.
There are many ways to clean concrete before applying a sealer but we recommend removing all dirt and debris, power-washing and using an industrial strength concrete cleaner before sealing with a concrete sealer. In order to clean the concrete, we first recommend power washing.
Concrete sets more slowly when it is cold—very slow below 50 degrees Fahrenheit and below 40 degrees Fahrenheit, the hydration reaction basically stops and the concrete doesn't gain strength. Anything below 40 degrees Fahrenheit will slow the curing process and may even stop it altogether.
If nighttime temperatures are below freezing, the water in the concrete will freeze and expand, causing cracks. Additionally, if temperatures reach below 40 °F (but not freezing) during set time, concrete will take much longer to reach required strength.
The Issue with Pouring Concrete in Cold Weather
When temperatures dip below 40 °F, the chemical reactions that strengthen concrete slow down and can lead to weaker concrete. If concrete curing temperatures are below freezing, the water inside the concrete can freeze and expand, resulting in cracks in your surface.
Sealing your concrete not only ensures your concrete surface is protected, but that it is long lasting. It should also be noted that compared to the cost of replacing a concrete surface, sealing is relatively inexpensive and easy to do–definitely worth a long lasting concrete floor, patio, slab, or driveway.
Concrete performs quite adequately if it is never sealed at all, but applying a good quality sealer every few years will extend its life and keep it looking good. This is especially true if you have a stained or etched concrete driveway or patio.
Acrylic Concrete Sealers: Acrylic sealers last 1-3 years before they need to be re-coated. Epoxy Coatings: Epoxy coatings last 5-10 years before they need to be re-coated. Urethane Coatings: Urethane coatings last 5-10 years before they need to be re-coated.
Sealing your concrete isn't really a labor-intensive, nor costly, job. By sealing your concrete every 2-5 years, as recommended by experts, you should keep your floor in good shape, preventing cracks, pitting, and additional damage.
Can Sealing Prevent Cracks on Concrete Surfaces? Concrete sealing can stop most types of concrete fractures. This fact is especially true if the crack is a result of poor-quality work in the concrete mix or site preparation. However, sealing can prevent future damage that may start from the top layer of the concrete.
Acrylic sealers can take anywhere from 4-12 hours to dry before being able to be walked on, but they will continue to harden for up to 48 hours after being applied. Concrete sealed with an acrylic sealer should not be walked on (with the exception of a recoat), driven on, or wet for at least 36-48 hours.
Once clean, allow it to dry for at least 24 hours before applying concrete sealing. Weather conditions can greatly affect the time it takes a slab to dry - if necessary, use fans or dehumidifiers to accelerate the process.
How Long After Power Washing Before Sealing? For best results and to ensure the sealant lasts as long as possible, you should wait 24-48 hours to seal your driveway after cleaning it. This allows sufficient time for the surface to fully dry.
