Asbestos was once a popular material used in roofing. It was praised for its durability and fire-resistant properties. However, we now know that asbestos is dangerous to human health, and it has been banned in many countries.
Getting full roof replacements covered by insurance is more difficult. In May 2022, Florida's 25% Roof Replacement Rule was eliminated and replaced with Senate Bill 4-D. The law originally stated that if more than 25% of the roof was damaged, the entire roof would need to be replaced to meet code requirements.
Asbestos shingles were common from the 1920s to the early 1980s before they were banned in 1989.
Yet, most roofing contractors use it and many area building codes require it. When using felt or tar paper as the product was intended, installing it does make sense.
Synthetic rubber materials are less susceptible to mould and mildew growth than traditional felt and enhance the roof's lifespan. Many felt roofers are making the switch to rubber as a more durable and eco friendly roofing material.
There are various types of roofing underlayment or underlayment materials. In the past, tar-paper was the standard, and I still occasionally come across old roofs that have it. However, today, fiberglass felt (sometimes called felt paper) and polypropylene/polyethylene are the industry standard.
Roof Weight Standards
A minimum requirement is for roofs to be able to support a concentrated weight of 300lbs. Concentrated weight means that this load is placed directly on a single area on the roof.
Asphalt shingles are the most widely used material for steep-slope roofs. Metal roofing, including options like aluminum and copper, is also popular. Additionally, clay tiles and wood shakes are commonly used, though they tend to be more expensive.
KNIGHTSHIELD KS-5200 silicone walk-pad roof coating is a one-component, 100% silicone, moisture cure, waterproof roof coating that forms a seamless walkable path (often used in conjunction with KNIGHTSHIELD KS-6000 walk-pad granules).
How do I know if I have asbestos in my home (in floor tile, ceiling tile, shingles, siding, etc.)? The only way to be sure whether a material contains asbestos is to have it tested by a qualified laboratory.
Asbestos paper often has a corrugated, rough look, like cardboard, but it can be white instead of brown when used as a lining. Asbestos felt may also appear rough or fuzzy and is often black.
Roof asbestos removal prices run between $50 and $120 per square foot, plus the cost of installing new roofing. The average roof replacement costs $5,900 to $13,150.
Florida Building Code 25% Reroofing Rule
Not more than 25 percent of the total roof area or roof section of any existing building or structure shall be repaired, replaced or recovered in any 12-month period unless the entire roofing system or roof section conforms to requirements of this code.
If more than 25% of the windows and/or doors in a pre-Florida Building Code home are being replaced and the windows/doors are NOT impact glass, the windows/doors are required to have opening protection (such as shutters).
When it comes to benefits, flat roofs in Florida provide unique advantages. Their sleek design offers a modern and minimalist aesthetic, making them famous for residential and commercial properties. Flat roofs also offer excellent space utilization, allowing for rooftop gardens, solar panels, or recreational areas.
Asphalt shingles are a go-to for many homeowners. Clay or Concrete Tiles: Offering a unique aesthetic, these tiles are durable and well-suited for steep slope roofs. Metal Roofing: Known for its durability and energy efficiency, metal roofing is a long-lasting option.
A cape, also know as a cape cod, is a low, single-story home with a steep, side-gabled roof. They sometimes feature dormers, which are roofed structures containing a window.
Dead Loads
Normally, the dead load of a typical asphalt shingle roofing system with wood frames is 15 pounds per square foot. A clay-tiled roof, on the other hand, has a dead load of 27 pounds per square foot.
The Roof Weight Calculator
Additionally, every square foot of roof can typically support about 20 pounds worth of “live load” — weight that accrues over time, like ice, rainwater, or storm debris. Many building codes across the country require roofers to install structures that support 20 pounds per square foot.
Can You Damage Your Roof By Walking On It? As touched on earlier, you can damage your roof by standing or walking on it. If the shingles are damaged they may buckle under your weight and present a potential safety hazard such as slipping.
Directly beneath the shingles is something called “underlayment,” also known as “roofing felt.” As you may have guessed, underlayment is usually either made of fiberglass paper or felt. It covers the entire roof deck.
Material Composition: Tyvek is a synthetic, while tar paper is an organic material saturated with asphalt. Breathability: Tyvek offers superior breathability. Durability Against UV: Tyvek is more UV-resistant. Weight and Ease of Installation: Tyvek is lighter and generally easier to install with less risk of tearing.
It has to go rougher side up, but there is no specific top or bottom. Make sure the felt placed higher up overlaps the lower piece. Do I need to spread a layer of tar on the roof before laying the felt? You don't need to apply any tar before laying the felt, however it depends on your needs.
