Concrete performs quite adequately if it is never sealed at all, but applying a good quality sealer every few years will extend its life and keep it looking good. This is especially true if you have a stained or etched concrete driveway or patio.
A sealed concrete driveway can last much longer than an unsealed carport. Although a driveway that hasn't been sealed takes time to breakdown, its deterioration is inevitable. The primary reason concrete doesn't last as long without sealer is that it's a porous material.
The Drawbacks of Seal Coating
There are some drawbacks to sealcoating, however. One is that it can be messy and difficult to apply evenly. It's also important to note that sealants will not repair significant damage to your driveway; they will only protect it from further damage.

Homeowners need to seal their driveway every 2 or 3 years or as necessary. Keep in mind to never put off sealcoating for more than a year. Otherwise, it will only cost you more. Before sealcoating, it's important to also seal cracks and potholes.
APPLYING TOO MUCH SEALER OR THE WRONG KIND OF SEALER
While slathering seal coat over asphalt in a thick layer can be tempting, a “more is better” approach is detrimental to the pavement beneath. Too much sealer can lead to premature cracking, which will shorten the lifespan of your driveway.
If you want to clean your concrete, there are a few things to keep in mind. You should use a pressure washer or other high-pressure water source to remove stains such as oil and grease. When using a pressure washer, be careful not to damage the sealer on your driveway by putting too much pressure on it.
During the summer months of May through August we recommend staying off the driveway with vehicles for 48 hours. After September 1st allow 72 hours or more depending on the temperature. Driveway sealer will dry like paint from the top down. It may feel dry on the surface but may still be wet underneath.
While it's possible to take on sealing a concrete driveway yourself, it's critical that you educate yourself on all the necessary precautions to take and the work required to get the job done right.

Sealcoating is not designed to be an asphalt crack filler, it is made for sealing the surface and protecting it from the elements such as UV light, salts and oils. It is not flexible enough to fill a crack without re-cracking and it does not have adhesion quality's that Asphalt Crack Filler has.
You may walk on the driveway after 24 hours. The sealer will take a minimum of 30 days to fully cure and is sensitive to animal droppings, tree droppings, water stains from irrigation systems, ponding water & tire markings during this time.
Rain can wash away all of the hard work that you put into your driveway. The sealer will be washed away by the rain if you don't wait long enough for it to dry.

As we noted earlier, concrete sealers produce a very smooth surface on top of the concrete once it has fully cured, which gives your driveway valuable resistance to water, oil, and stains.
Before you begin sealing, however, it is very important that you properly clean your concrete. Unless your concrete is brand new, it has inevitably accumulated dirt, oil, and other grime.
Sealer that is applied too heavily or too often will create an impermeable barrier and trap that water vapor beneath it. If enough pressure is created by trapped water vapor, the sealer can delaminate from the concrete surface, and might even take some of the concrete paste with it!
