The Best Conditions for Sealcoating
The best time to seal coat your asphalt driveway is during the fall, between September and November. Seal coating should not be done when temperatures are below 55 degrees Fahrenheit or above 90 degrees Fahrenheit.
The best time to sealcoat your driveway is during summer when the temperature is above 50 degrees Fahrenheit. It's not advisable to seal coat in the winter as the colder season will negatively affect the performance of the sealer. The sealer may not bond with the asphalt or will not cure correctly.
The basic rule of thumb is every 3-5 years. For film-forming sealants, you will be able to notice when the physical barrier is showing signs of wear. For non-film-forming sealants, you will begin to see a significant color change of pavers during a rain when the sealant is wearing thin.
Sealcoating anytime after October 31st, the nighttime temperatures fall below 40 degrees. This could cause problems with a water based asphalt sealer. Pavement sealers are best applied when the temperatures are a MINIMUM of 55 degrees and RISING and do not fall below 50 degrees for 48 hours after application.
Temperatures below 50 degrees Fahrenheit are too cold to apply sealcoat. Furthermore, if the low temperatures fall to freezing or below while the coating dries, water in the sealcoat material could freeze, leading to the finished product separating and peeling.
You should not attempt to seal, or employ any contractor willing to seal your driveway or patio during the cold winter months. Rain and Cold are the enemies of applying sealer and will prevent it properly absorbing into the surface, leaving unsightly white residue and it will not be protecting your paved surfaces.
You're wondering what happens if you don't seal pavers. Your pavers won't disintegrate if you don't seal them, but they'll likely fade much sooner than if you applied sealant. You'll also need to clean them more often, and the stains won't be as easy to remove.
