Remove efflorescence—the crusty white salt deposits on grout—by applying a 1:1 or 1:4 mix of white vinegar and warm water. Spray or wipe the solution on, let it sit for 5 to 10 minutes to dissolve the salts, scrub lightly with a nylon brush, and rinse thoroughly with clean water.
Important note: To avoid damage to grout, it's best to avoid any acidic cleaners, such as vinegar or chlorine bleach, as they will damage and erode your grout over time.
Efflorescence removal is not a DIY job unless it is in its very early light stages, in which cases it can sometimes be removed with a stiff brush and a heavy duty efflorescence remover. In later and more advanced stages speciality equipment and solutions will be required.
Using a water-dampened sponge or garden hose, wet the area to be cleaned. Apply the cleaner and etcher solution to the area with a sponge or pump sprayer. Using a scrub brush, lightly scrub the area to remove the white powdery residue from the surface. TIP: Allow the cleaner and etcher solution to set for 5-10 minutes.
Eventually, efflorescence will fade in time. Some manufactures say in roughly 90 days efflorescence will stop being produced but it could take up to a year in some cases. That can be a long time to wait for the white chalk-like residue to go away.
Remove the efflorescence and all other loose material with a wire brush, power brush, or low-pressure washing, and then thoroughly rinse the surface. If the surface is highly alkaline, wash with a mild solution of H&C Concrete Etching Solution or Muriatic Acid. Painting should be delayed if efflorescence continues.

Efflorescence occurs due to water being able to access the substrate where increased lyme content is. When you use water to clean the efflorescence you have provided the necessary materials in order for it to re-occur.
Efflorescence is a common issue in concrete and masonry basements. It shows up as white, powdery streaks or flakes on the wall surface. In many cases, it's just a cosmetic concern—but it can also indicate ongoing moisture problems.
Efflorescence and minor grout haze removal may be achieved with TileLab® Sulfamic Acid Cleaner. Sulfamic acid is a mild, odorless acid that is intended for use with non-acid-sensitive veneers such as ceramic or porcelain tile. Grout must cure a minimum of 7 days before acid cleaning.
Sealer is not a waterproofer it is considered a moisture barrier and stain resistant. In over 30 years demoing tile showers the only time water gets behind grout is if it cracks and doesn't get repaired. Grout sealer is also not a one and done thing it wears and needs reapplied.
If it's too thick, add more vinegar.) Spread the paste in a generous layer along the area of grout you're cleaning. Let it sit for 5-10 minutes. Rinse with warm water.
Just a few more important points: As the grout can absorb the soap as well as a stain, do not clean with oil or wax based cleaners (Murphy's Oil soap, Pine Sol, etc.). These products will leave a waxy or oily film in the grout. Even good alkaline cleaners, if not properly rinsed, will leave a sticky soap film.

Once the water source is eliminated, most efflorescence (also called Calcium Carbonate or limestone) can be removed with abrasive techniques. Dry brushing, light water blasting or light sandblasting followed by flushing with clean water. In large areas, rotary scrubbers with scrubbing pads may also be used.
Vinegar is acidic and can etch certain natural stone, such as marble, travertine and limestone. The occasional use of vinegar on porcelain or ceramic tile with cement-based grout should not cause damage. However, frequent or regular use can discolor and weaken grout and should not be used for routine maintenance.
The acidity in the vinegar helps remove the efflorescence and calcium deposits by breaking down mineral crystals. After cleaning the surface, let dry for 48-72 hours (moisture content below 25%).
Cleaning Efflorescence
While these products work the best, you may have luck with some heavy-duty scrubbing with a wire brush and some vinegar or dish soap and a stiff plastic brush as Unilock recommends, though our friends at Techo-Bloc discourage doing this within the first year of installation.
